Why Emmett Yards Need a Different Plan
An Emmett Backyard Renovation Starts Below the Surface and at the Headgate
In the Emmett Valley, what happens to the soil and the water decides whether a new backyard still works after a few seasons.
Ground along the Payette River can change a lot from one lot to the next. Near the river bottom you might dig into loose, gravelly fill that drains fast and holds almost nothing. Up on the benches toward the foothills, the soil can be tighter and slower to let water through. A renovation that treats both the same way ends up with lawn that dries out in July, or with a patio corner that heaves after the freeze-thaw winters that Emmett gets just like Boise does. Before we draw any layout, we look at what is actually under the yard.
A lot of Emmett properties take irrigation water from a district ditch, and rural parcels may depend on a well. That supply is seasonal, the pressure varies, and an old orchard lot may still have buried lines or a headgate setup nobody has mapped. A full renovation has to plan the pump, filtration, and zones around that water before any sod or planting goes in. If you are doing that work now, our Emmett irrigation and drainage page goes into more detail on how we handle ditch-fed systems.
The lots vary too. Older in-town homes near downtown have mature trees, tight side yards, and settled concrete. Newer subdivisions usually hand over bare dirt and builder grading. Acreage out toward the valley edges brings long runs of fence, wind across open ground, and room for an outdoor kitchen or RV pad. Each needs its own phasing, which is why one team running the whole yard matters more out here than it does on a small city lot.
How Altavera handles it
We walk the property and check the soil type, the slope, where the water comes from, and any buried lines left from the lot's orchard or farm days. Grading and drainage are settled first, underground irrigation and utilities go in second, and only then do hardscape, structures, and planting follow, all under one Emmett scope.
